KNOW ALL MEN BY THESE PRESENTS, that the CITY.OF

ASHLAND, a municipal corporation of the State of Oregon, hereinafter

called Grantor, in consideration of other property given and received,
does hereby grant, bargain, sell and convey unto COASTAL DYNAMICS
CORP.', a California corporation, hereinafter called Grantee and

'Grantee's successors and assigns, that certain real property with !
the tenements, hereditaments and appurtenances thereunto belonging
or appertaining, situated inthe County of Jackson and State of Oregon,

described as follows, to-wit:
Beginning at the Southwest corner of the Northeast
Quarter of Section 14, township 39 South, Range 1
East of the Willamette Meridian in the City of
Ashland, Jackson County, Oregon; thence North along
the West line of said Northeast Quarter, 547.00 feet
to the true point of beginning; thence continue North
along said line, 483.30.feet to the Southerly right
of way line of the Southern Pacific Railroad; thence
South 55012' East along said right of way line,
156.00 feet; thence South 7035' East, 393.40 feet
to a point which lies East,_175.0 feet from the ;
true point of beginning;thence West, 175.00 feet
to the true point of beginning.

SUBJECT TO:
1. Easement:for transmission and distribution of
electricity, granted the California Oregon Power
Company, as set forth in,Volume 334, Page 108, Jackson
County, Oregon, Deed Records. (NOTE: The electric
distribution system owned by Pacific Power and Light Co.
was conveyed to the City of Ashland by Document .
No. 66-07773, Official Records of Jackson County, Oregon.)
To have and to Hold the above described and granted.-,
premises unto the said Grantee and Grantee's successors and assigns
forever.
And said Grantor hereby covenants to and with said
Grantee and Grantee's successors and assigns, that Grantor is lawfully
seized in fee simple of the above granted premises, free from all
encumbrances, except as hereinabove set forth, and that Grantor will
warrant and forever defend the above granted premises and every part

the singular includes the plural.
IN WITNESS WHEREOF, the City of Ashland has caused its
name to be signed and its corporate seal to be affixed hereto by
Charles McKeen, Mayor of said City, and W. E. Bartelt, Recorder of
said City (pursuant to Resolution No. 70-68 for said City passed and

Please issue title insurance to COASTAL DYNAMICS CORPORATION,
a California corporation, for the property described upon the
attached warranty deed. The original of this deed was sent to
the County Clerk for recording on March 12, 1971, and your
policy should be issued subsequent to the recording of that
transaction.
You have previously provided a preliminary report for this pro-
perty on your Order No. 16873, and we ask that you include the
charge for this preliminary report with your title insurance
policy billing. CThe City will bill Coastal Dynamics later).
