As grantor and owner of the property listed above, I hereby consent to the following improvements, dedication, or other actions as
required by the City of Ashland, and agree to bear the proportionate payment of associated costs. This Agreement is to be binding upon
myself/ourselves, my/our heir(s), executors, and assigns, and it is my/our express intention that this Agreement shall run With the land, so
that fulfillment of the items listed below shall be binding upon future owners of the property.
Action: The owner shall not install kitchen facilities into the guest cottage. The existing property contains only
one single family residence and the guest cottage will not be utilized as a separate residential unit. A separate,
second residential unit is not permitted without obtaining a conditional use permit approval, and therefore use
of this space as a separate dwelling or as a vacation rental would be a violation of the Ashland Municipal Code
and subject to all penalties thereof.

Jackson County, Oregon, according to the 1888 Map of said City, said point being South
59030' west 200.0 feet from the southwesterly line of Main Street in said City; thence
continuing along said Street line, South 59°30' West 15.0 feet; thence South 300 East 85.0
feet, more or less, to the line between Lots One (1) and Two (2) in Block Four (4) of said
City of Ashland; thence North $9030' East along said line, 75.0 feet to the most southerly
corner of tract described in Volume 283, page 628 of the Deed Records of Jackson County,
