BARGAIN AND SALE DEED
Jed Meese and Celia Meese, Grantors, convey to the City of Ashland, Oregon,
the real property described on the attached Exhibit A.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY
DESCRIBED IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE
LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR
ACCEPTING THIS INSTRUMENT, THE PERSON ACQUIRING FEE TITLE
TO THE PROPERTY SHOULD CHECK WITH THE APPROPRIATE CITY
OR COUNTY PLANNING DEPARTMENT TO VERIFY APPROVED USES
AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST FARMING
OR FOREST PRACTICES AS DEFINED IN ORS 30.930.

RIGHT-OF-WAY DESCRIPTION
A tract of land, for street and utility installations,
situated in Donation Land Claim No. 40 in the Southeast Quarter of
Section 5, Township 39 South, Range 1 East of the Willamette Base
and Meridian, City of Ashland, Jackson County, Oregon and being
more fully described as follows:
Commencing at a found 3/4 inch iron pipe in a monument case
situated at the centerline intersection of North Main Street and
the NEW revised centerline of Wimer Street as established in the
year 1911;
THENCE South 77 degrees 07 minutes 41 seconds West along the
NEW centerline of Wimer Street for a distance of 30.025 feet to an
intersection with the Westerly right of way line of North Main
Street;
THENCE leaving said NEW centerline, North 15 degrees 15
minutes 55 seconds West along the Westerly right of way line of
North Main Street for a distance of 20.02 feet to the intersection
with the Northerly right of way line of Wimer Street for the TRUE
POINT OF BEGINNING;
THENCE continuing North 15 degrees 15 minutes 55 seconds West
along the Westerly right of way line of North Main Street for a
distance of 5.00 feet to a point;
THENCE leaving said Westerly right of way line, South 30
degrees 55 minutes 53 seconds West for a distance of 6.92 feet to
a point in the Northerly right of way line of Wimer Street, said
street being 20 feet in width, on each side of, when measured
normal therefrom, the NEW centerline of Wimer Street as set forth
hereinabove;
THENCE North 77 degrees 07 minutes 41 seconds East along said
Northerly right of way line for a distance of 5.00 feet to the
point of beginning.
Together with and subject to covenants, easements, and
restrictions of record and those apparent on the land.
