This lease agreement made between Mistletoe Road Self Storage, hereinafter called Lessor, and the above named Lessee as of the
"date leased" indicated above.
WITNESSETH
1. For and in consideration of the payment of rents and the performance of the covenants contained herein on the part of the
Lessee, Lessor does hereby lease unto Lessee said storage unit (the "unit") as indicated above.
1.1. Lessee to pay to Lessor as monthly rent, without deduction, prior notice, demand or billing statement, a sum equal to $175
per month, due in advance or before the day of the Date Leased noted above. A minimum of first month's rent is hereby fully
earned by Lessor at lease signing.
1.2. The monthly rent may be adjusted by Lessor effective the month following written notice by Lessor to Lessee specifying
such adjustment. Any such adjustment in monthly rent shall not otherwise affect the lease terms and all other lease terms shall
remain in full force and effect.
1.3. A charge of $35 will be assessed for a check returned for non-sufficient funds or otherwise unpaid by the appropriate
financial institution.
1.4. Lessee to pay a sum equal to the first month's rent plus a cleaning and damage deposit in the amount of $25 on execution
of this lease. The cleaning and damage deposit shall be returned to Lessee after termination of the lease, less any and all
charges for cleaning and damage caused by Lessee, or delinquent rent or other amounts due and owing to Lessor from Lessee.
At the termination of this lease, Lessee shall return the premises swept and in good condition.
1.5. The subject unit is equipped with a door alarm. In the event Lessee sets off the alarm in contravention of the rules set forth
in the Lease Summary, Lessee shall pay a fee of $15.00.
2. In construing this lease, it is understood that Lessee may be more than one person in that, in such event, the word "Lessee"
shall apply to each such person signing below and the rights and obligations of each such Lessee shall be joint and several.
3. Lessee not to assign or otherwise hypothecate this lease, or let or sublet the whole or any part of said premises, or make or
permit any alteration to be made in or on said premises without first obtaining written consent from Lessor. ID i

5. Late Fees and Gate Access: In the event Lessee fails to pay Lessor the agreed upon rent on or before 11 days after the date
Lessee's unit is billed, Lessee shall be denied access to Lessee's rented unit until all outstanding rents are paid in full, including a
late payment fee of $20 assessed 10 days after the billing date and any other amounts due and owing to Lessor from Lessee.
Entering the facility when Lessee is locked out at the gate will be considered trespassing.
6. Lien Notice: If Lessee shall be in arrears for non-payment for a period of thirty (30) days from the billing date, or fails or
neglects to perform or observe any of the covenants contained herein on Lessee's part to be performed, Lessor shall have a lien
upon all Lessee's property stored on said premises, Lessor will overlock Lessee's unit and a $10.00 fee will be assessed. If Lessee
is in arrears for 45 days from the billing date, in addition to all of the legal remedies, Lessor may terminate this lease, remove
Lessee's lock, assess a $55 fee and enter into and upon said premises; in the event of such default, Lessor may also sell said
property at sale as provided by ORS 87.685 to 87.693.
7. Intent to Vacate, Prorated Rent and Lease Termination.
7.1. Lessee agrees to give 10 days' notice of intent to vacate. Failure tQ rovide 10 days' notice will result in Lessee's being
obligated to pay 10 days' rent from the date the notice is received. (Initial here).
7.2. For month-to-month leases ONLY, should Lessor re-rent the unit prior to the end of the lease term, the remaining rent will
be prorated and refunded by check to Lessee at the last known address.
7.3 Lessee may have received a pre-paid rent discount for making a r alti-month or annual payment up front. Pre-paid rent is
fully earned-and no refund of any amount shall be made to Lessee. 1 ~ (Initial here).
7.4 Lessor reserves the right to terminate this lease for any reason at the sole discretion of the Lessor with no less than thirty
(30) days written notice of termination.
7.5 Lessee shall not permit any acts to be done on said premises in violation of any statute, law, regulation or ordinance. Lessee
agrees to abide by all rules and policies concerning the premises now in effect or that may be put into effect from time to time
and agrees to keep the premises in good condition. Failure to comply will result in immediate eviction and Lessee will not be
entitled to a 30 day notice of termination as set forth in the preceding subsection. ~,~A (Initial here)
8. Insurance & Indemnification: Lessee hereby indemnifies Lessor and Lessor's agents, employees and representatives and agrees
to hold them harmless from and against any and all claims, damages or loss to any personal property caused by water, fire,
rodents or any other cause whatsoever, whether due to the acts or omissions of Lessee, Lessee's agents, employees or
representatives, or any other person; Les acknowledges that Lessor does not provide insurance on any personal property
stored in Lessee's rented storage space. (Initial here)
9. No waiver by Lessor for breach by Lessee of covenants contained herein to be kept or performed by Lessee shall be deemed or
considered a continuing waiver and shall not operate to bar or prevent Lessor from declaring forfeiture for any succeeding
breach of the same or other condition.
10. The mailing address for any notice to be sent to Lessee by law will be sent to Lessee's address indicated above, and whenever
possible, will be emailed to Lessee's email address provided at move in. Lessee shall be responsible for updating any change of
address, %and telephone numbers of Lessee and any updates will be deemed to represent Lessee's "last known

11. Lessor shall have the right to inspect all goods on entry of the goods to the leased units.
12. No sleeping, living or active business operation shall be allowed in leased units.
13. The following activities by Lessees are prohibited on the premises: (a) auctions, commercial, wholesale, or retail sales, or
miscellaneous garage sales; (b) repair or fabrication of motor vehicles, boats, trailers, lawn mowers, appliances, or similar
equipment; (c) the operation of power tools, spray painting equipment, table saws, lathes, compressors, welding equipment,
kilns, or other similar equipment; (d) the establishment of a business; (e) any use that is noxious or offensive because of odors,
dust, noise, fumes or vibrations; (f) activities causing excessive noise.
14. IT IS STRICTLY PROHIBITED TO STORE ON THE PREMISES EXPLOSIVES, FLAMMABLE, CORROSIVE OR OTHER INHERENTLY
DANGEROUS MATERIALS, MATERIALS SUBJECT TO DECAY, CHEMICALS, PESTICIDES, FERTILIZERS, WEED CONTROLS, FUELS,
POLLUTANTS OR OTHER HAZARDOUS SUBSTANCES, with the exception of fuel already in a vehicle or used for refueling. No
littering shall be allowed in the driveway surrounding the leased units; no bulk items such as tires, furniture, etc. are to be left as
trash.
15. A ten mile per hour speed limit in the vicinity of leased units shall be strictly enforced and Lessee shall be required to park
vehicles in such a position as to allow free vehicle passage to other units.
16. Lessee acknowledges that the Lessee is renting space for the tenant's self service use and Lessor is not bailor or warehouseman
in the business of storing goods for hire.
17. Lessor makes no express warranties in connection with the premises or this lease. Any express warranty which may arise by
implication or operation of law is hereby excluded and disclaimed, including the implied warranties of merchantability and of
fitness for a particular purpose. Lessor shall in no event be liable for any cost or expense related to any theft or loss of, or
damage to, Lessee's personal property in, on, or about the premises by any cause whatsoever, and including personal injury
or death, resulting from, without limitation, acts, omissions or negligence of Lessor or its agents, employees or
representatives. It is further understood that the liability of Lessor or its agents, employees or representatives, if any, shall not
exceed a sum equal to the rent payments paid by Lessee under this lease, and under no circumstance shall Lessor be liable for
any special, incidental, or consequential damages, inclucjgl nwithout limitation, personal injury, property damage, lost profits or
revenue, replacement costs and other additional expenses.- (Initial here).
