As grantor and owner of the property listed above, I hereby consent to the following improvements, dedication, or other actions as required
by the City of Ashland, and agree to bear the proportionate payment of associated costs. This Agreement is to be binding upon
myself/ourselves, my/our heir(s), executors, and assigns, and it is my/our express intention that this Agreement shall run with the land, so
that fulfillment of the items listed below shall be binding upon future owners of the property.
Action: The owner shall not install kitchen facilities into the detached bedroom/studio. The existing property
contains only one single family residence and the detached bedroom/studio will not be utilized as a separate
residential unit. A separate, second residential unit is not permitted without obtaining a site design review
approval, and therefore use of this space as a separate dwelling would be a violation of the Ashland Municipal
Code and subject to all penalties thereof.

BARGAIN AND SALE DEED
Patricia Muryl Chase and Caren Lynn Nelson, Trustees of the Nelson/Chase
Trust, Grantors, conveys to Patricia Muryl Chase and Caren Lynn Nelson, with
rights of survivorship, Grantees, the following real property situated in Jackson
County, Oregon, described as follows, to-wit:
Commencing at the Northeast Corner of Lot 9 in Block 4 of
PATTERSON-PHELPS TRACTS in the City of Ashland, Jackson
County, Oregon. According to the official plat thereof, now of record;
thence North 89°5T 16" West (Record West) along the North line of said
Block 4 a distance of 72.02 feet to a 5/8 inch iron pin; thence South
0°07'34" West 102.70 feet to a 5/8 inch iron pin for the true point of
beginning; thence North 89°57' 16" West 150.00 feet to a 5/8 inch iron pin
located on the Easterly right of way of Ann Street: thence South 0°07'34"
West along said right of way 51.36 feet to a 5/8 inch iron pin located on
the South line of Lot 12 of said Block 4; thence South 89°57'23" East
(Record East) along the South line of Lots 10,11 and 12 of said Block 4, a
distance of 150.00 feet to a 5/8 inch iron pin; thence North 0°0734" East
51.35 feet to the true point of beginning.
There is no cash consideration for this transfer.
