As grantor and owner of the property listed above, I hereby consent to the following improvements, dedication, or other actions as required
by the City of Ashland, and agree to bear the proportionate payment of associated costs. This Agreement is to be binding upon
myself/ourselves, my/our heir(s), executors, and assigns, and it is my/our express intention that this Agreement shall run with the land, so
that fulfillment of the items listed below shall be binding upon future owners of the property.
Action: The owner shall not install kitchen facilities into the unheated exterior studio. The existing property
contains only one single family residence and the unheated exterior studio, will not be utilized as a separate
residential unit. A separate, second residential unit is not permitted without obtaining a site design review
approval, and therefore use of this space as a separate dwelling would be a violation of the Ashland Municipal
Code and subjec II pens ties a eof.

Commencing at a 5/8" iron pin situated at the intersection of the Westerly right of way of
Tolman Creek Road, as said road is presently situated, with the Southwesterly right of way of
Siskiyou Boulevard (also known as Highway No. 99), said iron pin bears North 1586.60 feet,
and West 701.09 feet, from a 1" galvanized iron pipe with bronze cap monumenting the quarter
corner common to Sections 14 and 23, Township 39 South, Range 1 East, Willamette Meridian,
Jackson County, Oregon; thence South 00° 02' 19" East, along the Westerly right of way of
Tolman Creek Road (Record South), 211.0 feet, to a 5/8" iron pin, for the true point of
beginning; thence North 891 52' 41" West, 95.0 feet, to a 5/8" iron pin; thence North 00° 02' 19"
West, 66.0 feet, to a 5/8" iron pin; thence South 891 52' 41" East, 95.0 feet, to a 5/8" iron pin at
the intersection of the Westerly right of way of Tolman Creek Road; thence South 00° 02' 19"
