On October 1, 2019, the Planning Division reviewed and approved your request for a Property
Line Adjustment between the properties located at 525 Placer Run and 105 Westwood. St.
All requirements of the RR-.S zone are met and the review finds that per Planning. Action A-2019-
00071:
1) That all proposals of the applicant shall be conditions of approval unless otherwise
modified herein.
2) This approval is valid for 18 months, and a Final survey shall be submitted within that time
period.
Property Line Adjustments became final once a final plat is signed by all affected parties, approved
and signed by the Community Developnnent Director, and recorded at the Jackson County
Assessor' ffce.

APPLICATION FORM must be completed and signed by both applicant and property owner.
FINDINGS OF FACT Respond to the appropriate zoning requirements in the form of factual statements or
findings of fact and supported by evidence. List the findings criteria and the evidence that supports it. Include
information necessary to address all issues detailed in the Pre-Application Comment document.

A notice of the project request will be sent to neighboring properties for their comments or concerns.

The intent of the propooed Property Line Adjustment (PLA) is to adjust a single common line
between the two adjacent parcels that are both owned jointly by the Applicants. The parcels are
described as Lot 10 & Lot 11 of Placer Run 5ubdlvlsion Phase 2, recorded on 5eptem'ber 27, 2001
In Volume 27, Page 52 of the flat Records in Jackson County. Lot 10 takes access off of Placer
Run and Lot 11 takes access off of Westwood Street. Both properties are zoned RK-0.5
rewiring a minimum lot size of 21,780 square feet (0.5 acres). Soth parcels will Mill maintain
the minimum lot size exceeding 0.50 acres after the PLA. The owners desire to sell the adjusted
Parcel 1 in its present state of development.
Lot 11 is fully developed with a single family resldence and attached garage, paved driveway, curb
& gutter, sidewalk and' serviced by public utilities meeting applicable code standards. A previous
residence once occupied Lot 10 prior to Placer Run subdivision, which now is a vacant lot with the
only visible improvements being a fence line, paved driveway apron and gravel surface that
terminates at the previous homesdte, and serviced by all public utilities onsite. The Placer Run
street frontage is improved with curb & gutter and a ourbside 4,00 foot wide concrete sidewalk
built during Phase 2 of Placer Run. A ten foot wide public utility easement runs across the north
line of Lot 10.
Approval Criteria in AMC Chapter 18,5,3,120 (13)
(1) Parcel Creation: "No additional parcel or lot is created by the lot line adjustment" 1Mi:wT
(2) Lot Standards: "All lots and parcels conform to the lot standards of the applicable zoning
district, including lot area, dimensions, setbacks and coverage, per 18.2" ME'r
(3) Access Standards: "All lots and parcels conform to the standards in section 18,4.3.060
Vehicle Area Pesign. Lots and parcels that do not conform to the acceaa standards shall not be
made less conforming by the property lime adjustment. i R N
