All requirements of the NM-R 15 zone are met and the review finds that per Planning Action 2018- 00012: i) 'That all proposals of the applicant shall be conditions of approval unless otherwise modified herein. 2) This approval is valid for 18 months, and a final survey shall be submitted within that time period. There is a newly constructed home nearing completion on the Patton Lane property and the Overlook Drive property is currently vacant. Unfortunately, there was a survey/draftsman error at the time the Patton Lane home was being constructed as the draftsman incorrectly transposed a property line dimension and when the surveyor came to verify the footing in relation to the property line, the pins were damaged and removed (during the pad's excavation) and lie measured the site's other boundary line pins and "assumed" the subject rear property line pins were correct. I've asked the draftsmen to illustrate the two properties, approved footprints, retaining walls, etc. for easy reference and as you can see, the V Lot Line Adjustment does not affect the approved house footprint or cause any other zoning violations. As such, the proposal is a housecleaning item, but needs a Planning Action Number in order to complete the Lot Line Adjustment process through the City's Engineering Division. In response to the approval Criteria for a Lot Line Adjustment (AMC 18.5.3.120 B. 1-3), the applicants contend: 1) No additional parcel or lot is being created by the 1' Lot Line Adjustment; 2) The revised lots would remain in compliance with all zoning codes as well as the Subdivision's conditions of approval and Site Permit Review approvals; 3) The proposed Lot Line Adjustment does not affect the access points of either lot, but simply adjusts the shared rear property line by 1'.
