Box 459 Ashland, OR 97520 RE: Property Line Adjustment PA -A-2022-00191 for 219 & 209 Almond St., 39 -1E -08 -AA tax lots 6600 and 6500 Mr. Kampmann, On March 9, 2022, the Planning Division reviewed and approved your request PA -A-2022- 00191 for a Property Line Adjustment for the properties located at 209 & 219 Almond St. The review finds the following: 1. The proposed property line adjustment does not create any non -conformities with regard to the Land Use Ordinance including lot coverage, setbacks, and lot size. 2. That any future construction will be strictly limited to areas of slopes of less than 35 - percent. 3. That all proposals of the applicant shall be conditions of approval unless otherwise modified herein. 4. This approval is valid for 18 months, and a final survey shall be submitted within that time period. Please note that Property Line Adjustments do not become final until a final plat is signed by all affected parties, approved and signed by the Community Development Director, and recorded at the Jackson County Assessor's office. Both parcels are fully developed and landscaped with single family residences. 219 Almond also has a detached one -car garage, driveways, parking and walkways. Currently the only structure existing on the 209 Almond parcel is a wood framed residence with covered porch and walkways. Both properties will meet minimum building setback requirements are served by public and private utility services within the parcel boundaries conforming with applicable code standards. Both properties are zoned R-1-7.5 requiring a minimum lot size of 7,500 square feet, minimum lot depth of 80 feet, minimum lot width of 65 feet and maximum lot coverage of 45%. Both parcels meet the criteria for the Property Line Adjustment. A private utility easement will be created across the south line of 209 Almond Street for power, water and sewer lines that serve the pool house located in the 219 Almond property.
