On October 21, 2022, the Department of Community Development, Planning Division reviewed and
approved your request for a Property Line Adjustment between the properties at 876 Clay Street and 886
Clay Street. The proposal moves the easternmost 38.47' of the property line separating these properties
44.27' to the north transferring approximately 1,708 square feet from tax lot 2201 to tax lot 2200 in
section 391EI4BC.
The review finds:
1) The proposed property line adjustment does not create any non -conformities with
regard to the Land Use Ordinance including lot coverage, setbacks, and lot size.
2) That all proposals of the applicant shall be conditions of approval unless otherwise
modified herein.
3) This approval is valid for 18 months, and a final survey shall be submitted within that
time period.
Property line adjustments do not become final until a final plat is signed by all affected parties, approved
and signed by the Community Development Director, and recorded at the Jackson County Assessor's
office.

Assessor's Map No. 391E 14 BC, Tax Lots 2201 & 2200
The Applicant currently owns both Tax Lots 2201 and 2200 that are being proposed to
be adjusted along the common property line. The purpose of this Property Line
Adjustment is to adjust Parcel 1 to include the large shop building adjacent to the east
boundary line.
The two subject property configurations were created as Parcels 1 & 2 of Partition Plat
No. P-36-2018 recorded on December 14t, 2018 in Volume 29, Page 36 of the Partition
Plat Records in Jackson County, Oregon and filed as Survey No. 22696 in the office of
the Jackson County Surveyor. Both Parcels are zoned R-1-5 P -overlay. Currrently there
is one single family house, an ADU and a garage on Parcel 1, and a large shop building on
Parcel 2. The Property Line Adjustment will include the shop building to be located on
Parcel 1. Parcel 2 is undeveloped at this time.
Both properties will remain conforming to existing land use designations after the
property line adjustment. Submitted via Email is the Preliminary Property Line
Adjustment Map and Zoning Permit Application along with this letter. The $402.00
application fee will be delivered as soon as possible following this submittal.
