The review finds: 1) The proposed property line adjustment does not create any non -conformities with regard to the Land Use Ordinance including lot coverage, setbacks, and lot size, 2) That all proposals of the applicant shall be conditions of approval unless otherwise modified herein. 3) This approval is valid for 18 months, and a final survey shall be submitted within that time period. The parcels being adjusted are the result of Partition Plat No P-53-2001, County Surveyor File No 17071, as approved by the City of Ashland in 2001. There will be no change in the utility services with the change being proposed. The only area of potential conflict will be with the existing concrete sidewalk that is shown on the accompanying map and crossing over the proposed boundary. The sidewalk that would be an encroachment on the property will be removed prior to the recording of deeds.
