WARRANTY DEED
Ashland Community Food Stores, Inc., an Oregon nonprofit
corporation, Grantor, conveys and warrants to the City of
Ashland, Oregon, the real property described on the attached
Exhibit A to be utilized for street purposes, free of
encumbrances except as specifically set forth in this deed.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY
DESCRIBED IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE
LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR
ACCEPTING THIS INSTRUMENT THE PERSON ACQUIRING FEE
TITLE TO THE PROPERTY SHOULD CHECK WITH THE APPROPRIATE
CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY ITS USES.
The true and actual consideration for this conveyance is
dollar.

Beginning at the northeast corner of PARCEL NO. 3 of Minor
Land Partition Plat recorded November 28, 1990, as Partition Plat
No. P-138-1990 of "Record of Partition Plats" in Jackson County,
Oregon, and filed as Survey No. 12304 in the Office of the Jackson
County Surveyor; thence South 15~48'04" West along the easterly
boundary of said PARCEL NO. 3 a distance of 212.00 feet; thence
leaving said easterly boundary North 29°11'56" West 6.69 feet to a
point which bears 4.73 feet northwesterly of, when measured per-
pendicular to, said easterly boundary of PARCEL NO. 3; thence North
15°48'04'' East, parallel with said easterly boundary, 207.27 feet
to a point on the northeasterly boundary of said PARCEL NO. 3;
thence South 74°08'52" East 4.73 feet to the point of beginning.
