CITY OF ASHLAND
UTILITIES EASEMENT
Bruce K. Sargent, hereinafter referred to as "Grantor", conveys
to the City of Ashland, a municipal corporation of the State of
Oregon, hereinafter referred to as "Grantee", an easement to use
a portion of Grantor's property described on the attached Exhibit
"A", incorporated herein and by this reference made a part
hereof.
The terms of this easement are as follows:
1. Grantee, its agents, independent contractors and invitees
shall have the right of ingress and egress and use the easement
to construct, reconstruct, install, use, operate, inspect,
repair, maintain and remove utility lines, including but not
limited to lines for electricity, sewer, water, gas and
telecommunications, and all necessary related facilities over,
across and through that real property described on attached
Exhibit 'A', as referenced hereinabove.
2. The consideration for this easement is $1.00.
3. This easement is granted subject to all prior easements or
encumbrances of record.

EXHIBIT "A"
Beginning at a point on the south line of Altamont
Street in the City of Ashland, Jackson County, Oregon, which
point is South 0°08' West 20.0 feet from the northwest corner
of the South Half of the Southwest Quarter of the Southeast
Quarter of Section 9 in Township 39 South, Range 1 East of the
Willamette Meridian in Jackson County, Oregon; thence South
0°08' West 134.31 feet; thence South 89°52' East 393.0 feet
to a point on the west line of tract described in Volume 417
page 103 of the Deed Records of Jackson County, Oregon; thence
North 0008' East, along said line, 20.0 feet, more or less,
to the southeast corner of tract described in Volume 348 page
99, said Deed Records; thence North 89052' West, along the
south line of said tract and its westerly extension, 300.0
feet to the southeast corner of tract described in Volume 339
page 454, said Deed Records; thence along the south and westerly
line of said tract, the following: North 89°52' West 48.0 feet,
thence along the arc of a 25.0 foot radius curve right (the long
chord of which bears North 44052' West 35.36 feet}, thence North
0°08' East 64.31 feet; thence along the arc of a 25.0 foot radius
curve right (the long chord of which bears North 45°08' East
35.36 feet) to a point on the south line of said Altamont Street;
thence North 89052' West along said line 45.0 feet to the point of
beginning.
