SANITARY SEWER EASEMENT
Hunton A. Conrad and Sheila R. Conrad, hereinafter referred to as "Grantors", conveys to the City of Ashland, a
municipal corporation of the State of Oregon, hereinafter referred to as "Grantee", an easement to use a portion of
Grantors' property described on the attached Exhibit "A", incorporated herein and by this reference made a part
hereof.
The terms of this easement are as follows:
Grantee, its agents, independent contractors and invitees shall have the right of ingress and egress and use of
the easement to construct, reconstruct, install, use, operate, inspect, repair, maintain and remove sanitary
sewer lines across and through that real property described on attached Exhibit 'A', as referenced
hereinabove.
The consideration for this easement is $I.00.
3. This easement is granted subject to all prior easements or encumbrances of record.
It is the intent of the easement to define the true and actual location of the sanitary sewer pipeline as
constructed. If a conflict should arise between the described location and the actual location, the latter shall
prevail and the easement shall be defined by the sewer pipeline as laid.

LEGAL DESCRIPTION OF
EASEMENT FOR LINE "A"
A strip of land, fifteen feet in width and lying seven and one half feet on each side of
the following described line:
Commencing at the Northeast Comer of Donation l.,and Claim No. 53 in said
Township 39 South, Range 1 East, Willamette Meridian, Jackson County, Oregon; thence
Sous 29°26'28" West, 2,363.15 feet to the i~oint of Beginning of said easement, being the
center of Manhole A1 as shown on Sheet No. 2 of the construction plans for the North
Mountain Avenue Sanitary Sewer L.I.D., Ashland, Oregon; thence South 02°26'13'' West,
723.97 feet; thence South 32°30'41'' East, 359.98 feet; thence South 43°22'51'' East, 331.19
feet to the center of Manhole A5 as shown on Sheet No. 3 of the construction plans for the
North Mountain Avenue Sanitary Sewer; thence North 89°57'17" East, 149.98 feet; thence
South 62029'24'' East, 362.96 feet; thence 95.89 feet along a curve to the left having a
radius of 200.00 feet, a central angle of 27°28'13" and a long chord of 94.97 feet which
bears South 76013'30'' East; thence North 63o41'28'' East, 195.06 feet to the West right of
way line of North Mountain Avenue in said City of Ashland, being the Point of Termination
of said easement.
ALSO a strip of land, fifteen feet in width and lying seven and one half feet on each
side of the following described line:
Commencing at the Northeast Corner of Donation Land Claim No. 53 in said
Township 39 South, Range 1 East, Willamette Meridian, Jackson County, Oregon; thence
South 13003'33'' West, 3,413.86 feet to the center of Manhole A5 as shown on Sheet 3 of
the construction plans for the North Mountain Avenue Sanitary. Sewer L.I.D., Ashland,
Oregon, being the Point of Beginning of said easement; thence South, 85.00 feet to the Point
of Termination of said easement.
