Setchell, Grantor, conveys and warrants to CITY OF ASHLAND, a municipal corporation, Grantee, the following real property described on the attached Exhibit A, free of encumbrances except as specifically set forth herein. THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND REGULATIONS. Main Ashland, OR 97520 D~(p:warranty.ded) EXHIBIT "A" RIGHT OF WAY DESCRIPTION Commencing at the Southeast corner of Donation Land Claim No. 45, Township 59 South, Range 1 East of the Willamette Base and Meridian, Jackson County, Oregon; THENCE South 00 degrees 12 minutes 45 seconds West (deed record South~ 1217.7 feet) for a distance of 1217.70 feet; THENCE North 89 degrees 47 minutes 17 seconds West (deed record Volume 18, Page 488= West, 196.68 feet) for a distance of 196.68 feet to the Northeast corner of that tract of land conveyed by W.N. Atkinson and wife, et al, to W.F. Loomis and as set forth in Volume 18, Page 488 of the Deed Records of Jackson County, Oregon; THENCE continuing North 89 degrees 47 minutes 17 seconds West (deed record West) along the Northerly boundary line of said Loomis tract and being parallel with the South line of Donation Land Claim No. 45 for a distance of 755.56 feet (deed record 755.56 feet) to the Northeast corner of that tract of land as conveyed by Cynthia Ann Eddy to Charles C.
