KNOW ALL MEN BY THESE PRESENTS that INGRID O'CONNOR,
hereinafter called Grantor, for and in consideration of ONE DOLLAR
($1.00) and other good and valuable consideration, to Grantor paid
by the City of Ashland, a Municipal Corporation of the State of
Oregon, hereinafter called the Grantee, does hereby grant, bargain,
sell and convey unto the said Grantee and Grantee's heirs, successors
and assigns, that certain real property, with the tenements, heredita-
ments and appurtenances thereunto belonging or appertaining, situated
in the County of Jackson, State of Oregon, described as follows,
to-wit:
DESCRIBED AS set for in Exhibit A which is attached hereto
and incorporated herein.
TO HAVE AND TO HOLD the above described and granted premises
unto the said Grantee and Grantee's successors and assigns forever.
And said Grantor hereby covenants to and with said Grantee
and Grantee's successors and assigns, that Grantor is lawfully seized
in fee simple of the above granted premises, free from all encumbrances,
except as herein set forth, and that Grantor will warrant and forever
defend the said premises and every part and parcel thereof against
the ].awful claims and demands of all persons whomsoever, except those
claiming under the above described encumbrances.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED
IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND
REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE PERSON
ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH THE APPROPRIATE

A tract or parcel of land 23.5 feet wide and 60 feet long being
further described as follows:
Commencing at the quarter corner common to Sections 5 and 8
in Township 39 South, Range 1 East of the Willamette Meridian,
Jackson County, Oregon monumented by a 2" iron pipe; thence
North 89° 55'55" West, 610.50 feet along the line common to
said sections to a point on the center line of Orchard Street
for the True Point of Beginning; thence continuing along said
section line North 89°55'55'' West, 60.00 feet; thence South
00o04'05'' West, 23.50 feet; thence South 89o55'55'' East, 60.00
feet to the North -northwest corner of parcel number 2 as
shown on that minor land partition filed for record on the
10th day of May 1979 and recorded in volume 2, page 93 of
"Minor Land Partitions" in Jackson County, Oregon; thence
North 00°04'05'' East, 23.50 feet to the point of beginning,
containing 1,140 square feet more or less.

The North and East side lines of the above described tract are
intended to close upon the existing right of way of Orchard
Street.
