Parcel 2
1. Agree to participate in the local improvement district for future
improvements to Fordyce Street, including curb, gutter, paving and sidewalk.

2. That the underground irrigation line crossing Parcel 2 and the
irrigation/drainage ditch nearest the western property line of Parcel 2 shall have
a full easement descriptions prepared prior to the issuance of a building permit
or further division, either through partition or subdivision, of the parcel.
3. That the irrigation ditch running along the southern property line of Parcel
2 for approximately 200 feet west of the western boundary of Fordyce Street shall
be considered in any future development of Parcel 2 which may disrupt water
service from this ditch.
4. Agree that the irrigation/drainage ditch crossing Parcel 2 and the western
property line of Parcel 1 shall have a full easement description prepared prior to
the issuance of a building permit or further division, either through partition or
subdivision, of either parcel. If this ditch is relocated or culverted, consideration
shall be given to Parcel 1 concerning the relocation to ensure proper grade and
drainage.
