WARRANTY DEED
KNOW ALL MEN BY THESE PRESENTS, That CITY OF ASHLAND, a municipal corporation
of the State of Oregon , hereinafter called the Grantor, for the
consideration hereinafter stated, to Grantor paid by BAGLEY CANNING COMPANY,
an Oregon corporation, , hereinafter called ~he
Grantee, does hereby grant, bargain, sell and convey unto the said Grantee and
Grantee's heirs, successors and assigns, that certain real property, with the
tenements, hereditaments and appurtenances thereunto belonging or appertaining,
· situated in the County of Jackson and State of Oregon, described as follows,
to-wit:
From the northeast corner of Lot Three (3) in Block Eighteen (18) of the
City of Ashland, JacksOn County, Oregon, measure North 63°45' West along
the northerly line of said Lot, a distance_o~6.3 feet to the true point
of beginning; thence South 63°45' East 86.~t to the said northeast
corner of said Lot; thence South 32°43' ~1~.5 feet, along the westerly
line of Water Street, to a point 60.0 ~~s~nt at right angles from
the center line of what is commonly kn~V~the Southern Pacific main
railroad track; thence Northwesterly, p~llel to said main track, and
60.0 feet Northerly therefrom, a distance of 132.5 feet; thence Northeasterl5
149.5 feet to the true point of beginning.
ALSO, the southerly 8.0 feet of vacated alley, lying Northerly of and
adjacent to the northerly line of above described tract, as vacated by
Ordinance No. 2041 of the City of Ashland, Oregon, recorded September 13,
1979, as No. 79-20229 of the Official Records of Jackson County, Oregon.

successors and assigns forever.
And said Grantor hereby covenants to and with 'said Grantee and Grantee's
heirs, successors and assigns, that Grantor is lawfully seized in fee simple of
the above granted premises, free from all encumbrances, except conditions, re-
strictions~ and easements of record
and that Grantor will warrant and forever defend the said premises and every part
and parcel thereof against the lawful claims and demands of all persons Whomsoever,
except those claiming under the above described encumbrances.
The true and actual consideration paid for this transfer, stated in terms of
