EASEMENT
EASEMENT entered into this-.:~,~.

by and between the CITY OF ASHLAND, hereinafter referred to as
the "Grantor", and CROMAN CORPORATION, an Oregon corporation, here-
inafter referred to as the "Grantee".
WHEREAS, the Grantor is the owner of the following described
real property, hereinafter referred to as "Parcel A":
Beginning at the Northwest corner of Government Lot 4
in Township 39 South, Range 1 East of the Willamette
Meridian in Jackson CRunty, Oregon; thence South 251.0
feet; thence North 56-13' West i588.37 feet to the
West line of the Southeast quarter of Section 14; thence
North along said West line ~54.0 feet; thence East
300.0 feet; thence North 22v West 126.0 feetS thence
North 11o40' West 25.0 feet; thence North 47 00' East
720.0 feet, more or less, to the Southerly right-of-
way of the Southern Pacific Railroad; thence South-
easterly along said right-of-way 2300.0 feet, more or
less, to a point due East of the point of beginning;
thence West 231.0 feet, more or less, to the point
of beginning. (Containing 49.2 acres, more or less);
WHEREAS, the Grantee is the owner of the following described
real property, hereinafter referred to as "Parcel B":
Commencing at a point on the northeasterly line of
the Pacific Highway No. 99, which point is 1233.0
feet North of the quarter corner common to Sections
14 and 23 in Township 39 South, Range 1 East of the
Willamette Meridian in Jackson County, Oregon; thence
South 56o13' East, along said highway right-of-way
line, 818.6 feet to the east side-line of a pro-
posed street, thence North 197.1 feet to the true
point of beginning; thence North 528.9 feet; thence
South 56°13~ East 794.2 feet to the west line of
tract described in Volume 159 page 115 of the Deed
Records of Jackson County, Oregon; thence South 130.0
feet; thence North 86~18' West 661.13 feet to the
true point of beginning~

WHEREAS, the Grantee is the owner of the following described
real property, hereinafter referred to as "Parcel C"-
Beginning at the northwest corner of Lot Four (4) in
Section 14 in Township 39 South, Range 1 East of the
Willamette Meridian in Jackson County, Oregon; thence
South, along the west line of said Lot, a distance of
186.5 feet; thence East 266.5 feet, more or less, to
the westerly right-of-wax line of the Southern Pacific
Company; thence~North ll-West 190.0 feet, more or less,
along said westerly line, to the north line of said
Lot Four (4); thence West, along the north line of said
Lot, a distance of 231.0 feet, more or less, to the
point of beginning;
WHEREAS, the Grantee desires to obtain a ~_ - -foot wide
easement for roadway purposes between Parcel B and C over Parcel
A;
WHEREAS, the Grantor is willing to grant to the Grantee a
~2~~ -foot wide easement across Parcel A for such a roadway;
IT IS, THEREFORE, AGREED AS FOLLOWS:
1. In consideration of the sum of TEN DOLLARS ($10.00) and
other consideration given, the Grantor conveys to the Grantee, its
heirs, successors, and assigns, a perpetual, exclusive easement to

poses of constructing, maintaining, and using a ~d~ -foot wide
roadway between Parcels B and C. The approximate location of said
roadway to be as depicted in red on Exhibit "A" attached hereto.
This easement is appurtenant to and shall benefit each and every
part of Parcels B and C.
IN WITNESS WHEREOF, the parties have caused this instrument
to be executed the day and year first above written.
