A tract or parcel of land situated in the Southwest quarter of Section 9, Town-
ship 39 South, Range 1 East of the Willamette Base and Meridian, Jackson County,
Oregon and being more fully described as follows:
Commencing at a found iron pipe situated at the centerline intersection of
Holly Street (formerly Montana Avenue) and Terrace Street; thence South 89o49'35''
West, along the Westerly extension of the centerline of Holly Street, 25.00
feet to a point in the Westerly right of way of Terrace Street; thence
South 00o03'33'' West along said Westerly right of way, 0.10 foot to an angle
point in said right of way; thence South 00°51 '35" East along said right of
way, 109.88 feet to a 5/8 x 24 inch iron pin; thence leaving said right of
way, North 89o56'27'' West (deed record South 89o58' West) 90.00 feet to a
5/8 x 24 inch iron pin for the True Point of Beginning; thence North 00°51'35''
West and parallel to Terrace Street, 109.615 feet to a 5/8 x 24 inch iron pin
Witness Corner situated in the Southerly right of way of Holly Street (formerly
Montana Avenue) as set forth on that Plat of Summit Addition to Ashland,
Oregon, as now rec~6rded; thence continuing North 00°51'35'' West and parallel
to Terrace Street, 4.365 feet to a point in the Northerly boundary line of
that tract or parcel of land as set forth in Document No. 81-17491 of the
Official Records of Jackson County, Oregon; thence North 89o56'27'' West (deed
record South 89°58' West) along the Northerly boundary line of the last referred
to tract or parcel of land, 127.71 feet to a point in the Easterly right of
way of Ridge Road (formerly Manzanita Drive); thence along said right of way
along the arc of a 967.430 foot radius curve to the right, the radial bearings
"in and out" are South 80o36'03'' West and North 80o53'37'' East (the central
angle is O0 degrees 17 minutes and 34 seconds) 4.945 feet to a 5/8 x 24 inch
iron pin Witness Corner situated in the Southerly right of way of Holly Street
(formerly Montana Avenue) as set forth on that Plat of Summit Addition to
Ashland, Oregon, as now recorded; thence continuing along said right of way
along the arc of a 967.430 foot radius curve to the right, the radial bearings
"in and out" are South 80o53'37'' West and North 84o34'25'' East (the central
angle is 03 degrees 40 minutes and 48 seconds) 62.135 feet to a 5/8 x 24 inch
iron pin; thence continuing along said right of way South 05o25'35'' East
(deed record South 5o30' East, 47.86 feet) 47.69 feet to a 5/8 x 24 inch iron
pin; thence leaving said right of way South 89o56'27'' East (deed record
North 89o58' East) 116.255 feet to the point of beginning. Containing 0.317
Acre, more or less.
