WARRANTY DEED
Rodney L. Farmer and Mary Linda Farmer, Grantors, convey and warrant to CITY OF
ASHLAND, Grantee, the following real property described on the attached Exhibit A free
of encumbrances except as specifically set forth herein.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN
EXHIBIT A IN VIOLATION OF APPLICABLE LAND USE LAWS AND REGULATIONS.
BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE PERSON ACQUIRING
FEE TITLE TO THE PROPERTY SHOULD CHECK WITH THE APPROPRIATE CITY
OR COUNTY PLANNING DEPARTMENT TO VERIFY APPROVED USES AND TO
DETERMINE ANY LIMITS ON LAWSUITS AGAINST FARMING OR FOREST
PRACTICES AS DEFINED IN ORS 30.930.
The true and actual consideration for this conveyance and easement is ONE DOLLAR
($1.00) and other good and valuable consideration consisting of driveway construction
and utility installations the equivalent value of which is $13,150.00.

Willamette Meridian in Jackson County, Oregon and being a portion of that property
described as Parcel No. 1 of Partition Plat recorded May 6, 2003, as Partit~ion Plat No.
P-28-2003 of "Record of Partition Plats" in Jackson County, Oregon, and filed as Survey
No. 17749 in the Office of the Jackson County Surveyor;
BEGINNING at the Southwest corner of the aforementioned Parcel No. 1, thence North
01031'40'' East along the westerly boundary thereof a distance of 92.71 feet; thence
along the arc of an eighty five foot radius curve to the right (the long chord to which
bears North 7025'47'' East 17.48 feet) an arc distance of 17.51 feet to the Northwest
Corner of said Parcel No. 1; thence leaving said westerly boundary, South 1°11'29"
East 110.04 feet to a point on the southerly boundary of the aforementioned Parcel No.
