Steven Price and Sally Price, Gary Nelson and Marianne Nelson and Billie Fetz,
Grantors, convey and warrant to CITY OF ASHLAND, Grantee, the following real
property described on the attached Exhibit A, free of encumbrances except as
specifically set forth herein.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED
IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND
REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE
PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH
THE APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY
APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST
FARMING OR FOREST PRACTICES AS DEFINED IN ORS 30.930.
The true and actual consideration for this conveyance is $1.00 and a $5,000
credit to Grantors to be applied by Grantee to the assessment for the Ann and Clinton
Streets Local Improvement District formed in December 1994.

RIGHT-OF-DESCRIPTION
Commencing at the Southwest corner of Donation Land Claim No.
41, Township 39 South, Range 1 East of the Willamette Base and
Meridian, Jackson County, Oregon;
THENCE South 89 degrees 57 minutes 42 seconds East along the
Southerly boundary line of said Donation Land Claim for a distance
of 1,916.30 feet to the intersection of the new Easterly right of
way line of Ann Street as dedicated and set forth on that Minor
Land Partition filed for record the 27th day of December, 1978 and
recorded in Volume 2 at Page 71 of "MINOR LAND PARTITIONS" in
Jackson County, Oregon and filed in the office of the Jackson
County Surveyor as number 7546;
THENCE leaving said claim line North 00 degrees 07 minutes 09
seconds East (survey record North 00 degrees 07 minutes 34 seconds
East for a distance of 304.14 feet) along said new Easterly right
of way line of Ann Street for a distance of 304.15 feet to a point
in the Northerly boundary line of the Patterson-Phelps Tracts, as
found monumented in 1977, and being the Northwest corner of Parcel
No. 1 as shown on filed survey no. 7546, said Northwest corner
being the TRUE POINT OF BEGINNING;
THENCE South 89 degrees 57 minutes 03 seconds East along said
Northerly boundary line of the Patterson-Phelps Tracts for a
distance of 0.77 of a foot;
THENCE leaving the Northerly boundary line of the Patterson-
Phelps Tracts, North 00 degrees 11 minutes 33 seconds West for a
distance of 214.83 feet;
THENCE North 61 degrees 30 minutes 04 seconds West and
parallel with Clinton Street, as it has been resurveyed and
monumented for a distance of 26.79 feet to a point in the Easterly
boundary line of Parcel No. 2, as set forth on that Land Partition
Survey filed as PARTITION PSAT No. P-57-1990 and recorded the 5th
day of July, 1990 in the record of Partition Plats of Jackson
County, Oregon, Index Volume 1 at Page 57 and Jackson County
Surveyor file No. 12094;
THENCE South 00 degrees 11 minutes 33 seconds East along said
Easterly boundary line for a distance of 3.99 feet to a 5/8 inch
iron rod situated at the intersection with the Northeasterly right
of way line of Clinton Street, as said street has been resurveyed
and monumented;
THENCE continuing South 00 degrees 11 minutes 33 seconds East
along the existing Easterly right of way line of Ann Street for a
distance of 223.61 feet to a pipe, as shown on filed survey
numbers 6779 and 7546 and being an angle point in the outer
boundary of the Patterson-Phelps Tracts, as now recorded;

DESCRIPTION
THENCE South 89 degrees 57 minutes 03 seconds East along the
Northerly boundary line of the retraced Patterson-Phelps Tracts
for a distance of 22.73 feet to the point of beginning.
Together with and subject to covenants, easements,
restrictions of record and those apparent on the land.
Said property contains 0.12 acre, more or less.
