Action: The owner shall not install kitchen facilities into the basement living space. The existing
property contains only one single family residence and the new basement living space will
not be utilized as a separate residential unit. A separate, second residential ILlnit is not
permitted without obtaining conditiona' use permit approval, and therefore use of the
basement living space as a separate dwelling would be a violation of the Ashland Municipal
Code and subject to all penalties thereof. ~

Lot Five (5) in Block Twelve (12) of TERRA LINDA SUBDIVISION NO. 2 in the City of Ashland,
Jackson County, Oregon, according to the official plat thereof, now of record, recorded in
Volume 9, Page 47 Plat Records.
(Code 5-01, Account #1-009242-6, Map #391E15DD, Tax Lot #212)
Subject to:
1. The effect of said property, or any part thereof, lying within the Talent Irrigation
District, and subject to all water and irrigation rights, easements for ditches and
canals, and all regulations of said District, including any and all assessments, liens and
charges assessed, and to be assessed.
2. Ditch rights of way, and rights in connection therewith, granted to the Talent
Irrigation District, by instruments recorded in Volume 152, page 259 and Volume 154, page
11 of the Deed Records of Jackson County, Oregon.
