WARRANTY DEED
ROBERT J. LOMBARDI, CORINNE S. LOMBARDI, and ARIANE FRANC,
Grantors, convey and warrant to CITY OF ASHLAND, Grantee, the following real
property described on the attached Exhibit A, free of encumbrances except as
specifically set forth herein.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED
IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND
REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE
PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH
THE APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY
APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST
FARMING OR FOREST PRACTICES AS DEFiNED IN ORS 30.930.
The true and actual consideration for this conveyance is ONE DOLLAR ($1.00).

A tract of land, for street and public utility installations,
situated in Donation Land Claim No. 40 in the Southeast Quarter of
Section 5, Township 39 South, Range 1 East of the Willarnette Base
and Meridian, City of Ashland, Jackson County, Oregon and being
more fully described as follows:
Commencing at a found 3/4 inch iron pipe in a monument case
situated at the centerline intersection of North Main Street and
the NEW revised centerline of Wimer Street as established in the
year 1911;
THENCE South 77 degrees 07 minutes 41 seconds West along the
NEW centerline of Wimer Street for a distance of 30.025 feet to an
intersection with the Westerly right of way line of North Main
Street;
THENCE leaving said NEW centerline, South 15 degrees 15
minutes 55 seconds East along the Westerly right of way line of
North Main Street for a distance of 20.02 feet to the intersection'
with the NEW Southerly right of way line of Wimer Street as set
forth in Volume 91, Page 334 of the Deed Records of Jackson
County, Oregon for the TRUE POINT OF BEGINNING;
THENCE continuing South 15 degrees 15 minutes 55 seconds East
along the Westerly right of way line of North Main Street for a
distance of 15.00 feet to a point;
THENCE leaving said Westerly right of way line, North 59
degrees 04 minutes 07 seconds West for a distance of 21.65 feet to
a point in the NEW Southerly right of way line of Wimer Street, as
set forth hereinabove;
THENCE North 77 degrees 07 minutes 41 seconds East along said
NEW Southerly right of way line of Wimer Street, for a distance of
15.00 feet to the point of beginning.
Together with and subject to covenants, easements, and
restrictions of record and those apparent on the land.
