PUBLIC HEARINGS: PLANNING ACTION: 2005-01477 is a request for a variance to exceed the maximum lot coverage requirements of 510 Granite St. the zoning district, Woodland Residential (WR), for the vacant parcel located at The maximum lot coverage permitted is 7% of the total lot area, and the request is to increase this amount to 23% lot coverage to include the 16% of the lot already covered by an existing paved driveway. Comprehensive Plan Designation: Woodland Residential; Zoning: WR; Assessor’s Map #: 39 1E 17 AA; Lots #: 1141 and 1100. OWNER/APPLICANT: Stephen Hanson/Urban Development Services PLANNING ACTION: 2005-01476 is a request for a Land Partition to divide one existing parcel into two 290 Skycrest Dr parcels including one flag lot for the property located at . The application includes a proposal to vacate the existing public alley right-of-way to the north of the property. A Variance is requested to minimum lot width requirement – 100 feet of lot width is required and the proposed lots are irregularly shape with portions reduced to 50 feet in width. A Physical Constraints Review Permit is requested to create a parcel with slopes 25% and greater and remove three Black Oak trees greater than 12 inches diameter at breast height in Hillside lands.
