1. Planning Action 2003-007 is a request for a Conditional
Use Permit and Site Review to construct a 484 square
foot accessory residential unit as an addition to the rear
of the existing house located at 276 West Nevada
Street. Comprehensive Plan Designation: Single Family
Residential; R-1-5; Assessor’s Map: 391Eo5AD; Tax
Lot: 107. Applicant: Mark and Nora Knox
2. Planning Action 2002-023 is a request for Site Review
to constuct an approximately 8071 square foot, two
story mixed use (i.e. commercial & residential) building
on Lot 1 -–Clear Creek Drive. Proposal includes a
request for an Administrative Variance from the City’s
Site Design and Use Standards to exceed the maximum
Floor Area Ratio standard. Comprehensive Plan
Designation: Employment; Zoning: E-1; Assessor’s
Map #: 391E04; Tax Lot: 6600. Applicant: Benjamin

3. Planning Action 2003-025 is a request for Site Review
to construct an approximately 9326 square foot, two-
story mixed-use (i.e. commercial & residential)
building on Lot 2 – Clear Creek Drive. Proposal
includes a request for an Administrative Variance from
the City’s Site Design and Use Standards to exceed the
maximum Floor Area Ratio standard. Comprehensive

4. Planning Action 2002-151 is a request for Outline Plan
approval for an 83-lot subdivision under the
Performance Standards Options and located within the
North Mountain Neighborhood Plan area, located west
of North Mountain Avenue, east of the Bear Creek
channel and to the south of the unimproved section of
Nevada Street. The application also includes major
amendments to the North Mountain Neighborhood
Plan, including the realignment/reconfiguration of
certain streets and modifications to required yard areas.
