A. is a request for Site Review approval for a three-story, mixed-
use building for the property located at 479 Russell St. The proposed building is comprised of retail and
office space on the ground floor, and three residential units on the second and third floors. The proposed
building is approximately 9,700 square feet in size. The property is located in the Detail Site Review Zone,
and is also subject to the Large Scale Development Standards. The application includes a request for an
Administrative Variance for the Site Design and Use Standard for the Floor Area Ratio (FAR) to be .60,
which exceeds the maximum Floor Area Ratio of .50. Comprehensive Plan Designation: Employment;
Zoning: E-1-R; Assessor’s Map #: 39 1E 09 AB; Tax Lot: 6401.

building for the property located at 588 N. Main St. The proposed building is comprised of medical
offices, and is approximately 6,100 square feet in size. A Variance is requested to allow a covered
entry, stairs and a wheelchair accessible ramp to intrude into the required 20-foot front yard for
properties abutting arterial streets. Comprehensive Plan Designation: Employment; Zoning: E-1;
Assessor’s Map #: 05 DA; Tax Lot: 4400.
