PLANNING ACTION 2005-02105
A.is a request for a Site Review approval for a three-story,
mixed-use building comprised of commercial space on the ground floor and two residential units on the
second and third floors for the property located at 145 E. Main St. The proposed building would be located
on the vacant lot situated between Lithia Way and the Will Dodge Way alley, northeast of the old Harrison’s
Auto Parts building. Comprehensive Plan Designation: Commercial Downtown; Zoning: C-1-D; Assessor’s
Map #: 39 1E 09 BA; Tax Lot: 11000.
APPLICANT:Urban Development Services, LLC.

B. is a request for an Outline approval under the
Performance Standards Chapter, 18.88 for a five-lot subdivision for the property located at 1500
Oregon Street. An Exception to Street Standards is also requested to allow a five-foot meandering
sidewalk along the Oregon Street frontage to preserve existing mature trees. Comprehensive Plan
