APPROVAL OF MINUTES & FINDINGS: To be approved at the 7:00 p.m. Regular Meeting III. TYPE I PLANNING ACTIONS PLANNING ACTION 2004-132 A. is a request for Site Review for the construction of an approximately 4,512 square foot, two-story, mixed-use building located within the Washington Street Professional Plaza at 542 Washington Street. Comprehensive Plan Designation: Employment; Zoning: E-1; Assessor’s Map #: 39 1E 14 AB; Tax Lot: 1200. APPLICANT: Doug Irvine – Irvine Investments PLANNING ACTION 2005-004 B. is a request for a Land Partition for the creation of three lots located at 157 and 167 Church Street. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1- 7.5, Assessor’s Map #: 39 1E 08 AA; Tax Lots: 5200 and 5201. APPLICANT: Steve Schein PLANNING ACTION 2004-160 C. is a request for Site Review approval for the construction of a 6,618 square foot, two-story mixed-use building located at 685 A Street. Comprehensive Plan Designation: Employment; Zoning: E-1; Assessor’s Map #: 39 1E 09 AB; Tax Lot: 6508. APPLICANT: Williams F. Reeves PLANNING ACTION 2004-156 D. is a request for modification of a previous Land Partition approval and Tree Removal Permit to remove cottonwoods located on a vacant lot at 715 Clay Street. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-5; Assessor’s Map #: 39 1E 14 BC; Tax Lot: 4903. APPLICANT: Nate Sanford PLANNING ACTION 2005-006 E. is a request for a Conditional Use Permit for a transfer of ownership of the existing traveler’s accommodation located at 259 B Street. Comprehensive Plan Designation: Multi-Family Residential; Zoning: R-2; Assessor’s Map #: 39 1E 09 BA; Tax Lot 5200. The development, including the existing Phase I building is 18,743 square feet, and therefore is subject to the Large Scale Development Standards. Comprehensive Plan Designation: Commercial; Zoning: C-1-D; Assessor’s Map #: 39 1E 09 BA; Tax Lot: 10700. APPLICANT: Archerd & Dresner PLANNING ACTION 2004-148 B. is a request for a Conditional Use Permit to construct an approximately 535 square foot Accessory Residential Unit (ARU) atop a new two-car garage located at the rear of the property at 248 Patterson Street. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-5; Assessor’s Map #: 39 1E 04 DC; Tax Lot: 700. APPLICANT: Yvonne Egendoerfer V.
