TYPE I PLANNING ACTIONS A. PLANNING ACTION 2004-091 is a request for Site Review approval to construct an approximately 19,428 square foot light industrial/office building (Phase I) on the property located at the intersection of “East” Jefferson Avenue and Washington Street. Comprehensive Plan Designation: Employment; Zoning: E-1; Assessor’s Map #: 39 1E 14 A; Tax Lot: 2401. APPLICANT: Ashland Capital, LLC B. PLANNING ACTION 2004-093 is a request for a Conditional Use Permit to permit approximately 375 square feet of the existing structure to be used as an Accessory Residential Unit (ARU) for the property located at 731 Walker Avenue. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-7.5; Assessor’s Map #: 39 1E 15 BA; Tax Lot: 4900. APPLICANT: Jonathan Landes IV. TYPE II PUBLIC HEARINGS A. PLANNING ACTION 2004-094 is a request for a Conditional Use Permit to convert an existing non-conforming, 440-square foot detached building located at the rear of the property at 307 Hillcrest(closest to Terrace Street) into an Accessory Residential Unit (ARU). Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-7.5; Assessor’s Map #: 39 1E 09 CA; Tax Lot: 13000. APPLICANT: R. Douglas & Ann D. Sierka V.
