APPROVAL OF MINUTES & FINDINGS: October 12, 2004 Hearings Board Minutes October 12, 2004 Hearings Board Findings III. TYPE I PLANNING ACTIONS A. PLANNING ACTION 2004-133 is a request for a Land Partition to divide the existing property at 309 Harrison Street into two parcels. Comprehensive Plan Designation: Multi-Family Residential; Zoning: R-2; Assessor’s Map #: 39 1E 09 DB; Tax Lot: 9200. APPLICANT: Gray & Addie Mattox PLANNING ACTION 2004-112 B. is a request for a Site Review and Conditional Use Permit to construct a separate, detached owner’s/manager’s cottage for the existing traveler’s accommodation (Bayberry Inn Bed & Breakfast) located at 437 Lori Lane. Comprehensive Plan Designation: Employment; Zoning: E-1; Assessor’s Map #: 39 1E 05 DA; Tax Lot: 2800. APPLICANT: Dermot and Salley O’Brien PLANNING ACTION 2004-138 C. is a request for a Conditional Use Permit to construct an addition to the existing single family residence located at 234 Vista Street with a proposed total floor area in excess of the Maximum Permitted Floor Area (MPFA) allowed by ordinance. The Maximum Permitted Floor Area for the parcel is 3,249 square feet, while the proposed residence is 4061 square feet or 25% greater than allowed by ordinance. In addition, a Physical Constraints Review Permit is requested to construct a swimming pool and other recreational structures on slopes in excess of 25 percent. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-7.5; Assessor’s Map #: 39 1 E 09 BC; Tax Lot: 6900. APPLICANT: Sid and Karen DeBoer PLANNING ACTION 2004-136 D. is a request for a Land Partition to divide the property at 624 A Street into two parcels. Comprehensive Plan Designation: Employment; Zoning: E-1; Assessor’s Map #: 39 1E 09 AB; Tax Lot: 4900. APPLICANT: James Lewis CALLED UP FOR A PUBLIC HEARING PLANNING ACTION 2004-140 E. is a request for a Land Partition to create a third parcel from portions of two existing properties located at 679 Clay Street and 714 Glendale Avenue. The application includes a request for a Variance to the side yard requirement, allowing for a 3.5 foot side yard rather than six feet as required by ordinance. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-5; Assessor’s Map #: 39 1E 14 BB; Tax Lots: 2006 and 2200. APPLICANT: Erin McNulty & Medinger Construction IV.
