APPROVAL OF MINUTES & FINDINGS: November 9, 2004 Hearings Board III. TYPE I PLANNING ACTIONS PLANNING ACTION 2004-137 A. is a request for a Land Partition to divide the property at 610, 620 Clay Street into two parcels. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-5-P; Assessor’s Map # 39-1-E-14BB; Tax Lot: 1100 APPLICANT: Jon C. Nelson and Rodney A. Nelson CALLED UP FOR A PUBLIC HEARING PLANNING ACTION 2004-148 B. is a request for a Conditional Use Permit to construct an approximately 535 square foot Accessory Residential Unit (ARU) atop a new two-car garage located at the rear of the property at 248 Patterson Street. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-5; Assessor’s Map #: 39 1E 04 DC; Tax Lot: 700. APPLICANT: Yvonne Egendoerfer PLANNING ACTION 2004-149 C. is a request for a Conditional Use Permit to construct an approximately 912 square foot Accessory Residential Unit (ARU) behind the existing single family residence located at 459 Willow Street. Comprehensive Plan Designation: Single Family Residential; Zoning: R-1-5; Assessor’s Map #: 39 1E 05 DA; Tax Lot: 100. APPLICANT: Charles & Grace Walker PLANNING ACTION 2004-154 D. is a request for a Site Review for the construction of a three-story 6,166 square foot mixed use building at 180 Lithia Way (Jasmine Building – Phase II). Comprehensive Plan Designation: Commercial; Zoning: C-1-D; Assessor’s Map #: 39 1E 09 BA; Tax Lot: 10700. APPLICANT: Archerd & Dresner IV. TYPE II PUBLIC HEARING PLANNING ACTION 2004-140 A. is a request for a Land Partition and Physical Constraints Permit to create a third parcel from portions of two existing properties located at 679 Clay Street and 714 Glendale Avenue. The application includes a request for a Variance to the side yard requirement, allowing for a 3.5 foot side yard rather than six feet as required by ordinance as well as modification of a previous condition of approval that restricted further division of the property.
