PUBLIC FORUM V. TYPE III PUBLIC HEARINGS PLANNING ACTION 2004-128 A. is a request for a Zone Change from R-1-5-P (Single Family Residential) to R-2 (Low Density Multi-Family) for an approximately 1.3 acre parcel located on the west side of Fordyce Street, between Orchid Street and Kirk Lane (128 Fordyce Street). The application includes a request for Outline Plan and Site Review approval for a 13-unit, multi-family subdivision under the Performance Standards Option, as well as a Physical Constraints Permit to establish a driveway crossing over an existing drainageway. Comprehensive Plan Designation: Single Family Residential (current), Low Density Multi-Family Residential (proposed); Zoning: R-1-5 (current), R-2 (proposed); Assessor’s Map #: 39 1E 10 B; Tax Lot: 2600. APPLICANT: Melanie Mindlin – Fordyce Street Cohousing Community PLANNING ACTION 2004-150 B. is a request for a Conditional Use Permit to modify a non-conforming site involving the construction of an approximately 3,837 square foot addition to the existing Unitarian Church building located at 87 Fourth Street. The addition will accommodate a social hall, commercial kitchen, restrooms and storage/maintenance space. The site is considered non-conforming because the existing amount of off-street parking is less than that required by ordinance. Comprehensive Plan Designation: Low Density Multi-Family Residential; Zoning: R-2; Assessor’s Map #: 39 1E 09 BD; Tax Lots: 100 and 200. APPLICANT: Unitarian Universal Fellowship Church VI.
