REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE
PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH
THE APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY
APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST

Commencing at a concrete post with 3 inch diameter bronze
disk situated at the Southeast corner of Donation Land Claim No.
40, Township 39 South, Range 1 East of the Willamette Base and
Meridian, Jackson County, Oregon, per RAVENWOOD TOWNHOMES, a
Planned Unit Development, as now recorded;
THENCE North 89 degrees 51 minutes 58 seconds West along the
Southerly boundary line of Donation Land Claim No. 40 for a
distanc~ of 207.94 feet to the most Easterly corner of Lot 7 of
the HARGADINE TRACT in the City of Ashland, Jackson County,
Oregon, as now recorded;
THENCE North 54 degrees 34 minutes 04 seconds West (deed
record North 54 degrees 41 minutes West for a distance of 50 feet)
along the Southwesterly right of way line of Vista (formerly East
Fork Street) Street for a distance of 50.00 feet to a 5/8 by 30
inch iron rod with 1.5 inch diameter aluminum cap marked: CITY OF
ASHLAND and being the TRUE POINT OF BEGINNING;
THENCE leaving said Southwesterly right of way line South 83
degrees 13 minutes 45 seconds West along the Northerly boundary
line of that tract of land as set forth in Volume 179, Page 310 of
the deed records of Jackson County, Oregon (deed record
Northeasterly for a distance of 80 feet) for a distance of 77.51
feet to a 5/8 by 30 inch iron rod with 1.5 inch diameter aluminum
cap marked: CITY OF ASHLAND and situated in the Westerly boundary
line of that tract of land as set forth in the 3rd paragraph of
that Warranty Deed filed for recorded the 19th day of April, 1929
and recorded at Page 89, Volume 177 of the deed records of Jackson
County, Oregon;
THENCE South 11 degrees 58 minutes 56 seconds West along said
Westerly boundary line (deed record South 11 degrees 52 minutes
West to the North line of Park Street) for a distance of 16.64
feet to a 5/8 by 30 inch iron rod with 1.5 inch diameter aluminum
cap marked: CITY OF ASHLAND and being situated North 11 degrees 58
minutes 56 seconds East (deed record South 11 degrees 52 minutes
West) for a distance of 3.36 feet from the Northerly right of way
line of Glenview Drive (formerly Park Street) which is common to
the South line of Donation Land Claim No. 40, said Township and
Range;
THENCE North 86 degrees 16 minutes 50 seconds East along a
newly established Northerly right of way line of Glenview Drive
for a distance of 74.74 feet to a 5/8 by 30 inch iron rod with 1.5
inch diameter aluminum cap marked: CITY OF ASHLAND;
THENCE along a curve to the left, having a radius of 11.343
feet, a central angle of 140 degrees 50 minutes 54 seconds and an
arc length of 27.89 feet, being subtended by a chord
of North 15 degrees 51 minutes 23 seconds East for a distance of
21.38 feet to the pOint of beginning.
