The STATE OF OREGON, acting by and through the STATE BOARD OF HIGHER EDUCATION, on
behalf of Southern Oregon University, Grantor, conveys to the City of Ashland, a municipal corporation,
Grantee, the real proper~y described in the attached Exhibit A.
THIS INSTRUMENT WILL NOTALLOW USE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT
IN VIOLATION OF APPLICABLE LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR
ACCEPTING THIS INSTRUMENT, THE PERSON ACQUIRING TITLE TO THE PROPERTY SHOULD
CHECK WITH THE APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY
APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST FARMING OR
FOREST PRACTICES AS DEFINED IN ORS 30.930.
The true consideration for this conveyance is NO/100 DOLLARS ($0.00).
Until a change is requested, all tax statements are to be sent to The City of Ashland, 20 East Main Street,
Ashland, Oregon 97520.

Land Description
A strip of land for public street and utility right of way and easement, over across and through a strip of
land, variable in width, and being more padicularly described as follows:
Commencing at an iron pipe and bronze disk situated at the section corner common to Sections 9, 10,
15, and 16, Township 39 South, Range 1 East, of the Willamette Base and Meridian, Jackson County,
Oregon;
Thence South 89°40'31" East along the section line common to sections 10 and 15 for a distance of
1536.12 feet to a point which bears South 01 o 15'09" West for a distance of 99.935 feet from a set 30 inch
long by 1 inch diameter iron pipe with 3 inch diameter bronze disk situated at the intersection of the
southwesterly right of way line of Siskiyou Boulevard with the relocated centerline of Indiana Street;
Thence leaving said section line, North 01 °15'09" East along the southerly extension of the tangent
section of the relocated centerline of Indiana Street for a distance of 99.935 feet to a set 30 inch long by
1 inch diameter iron pipe with a 3 inch diameter bronze disk situated at the intersection of the
southwesterly right of way line of Siskiyou Boulevard and the relocated centerline of Indiana Street for
the TRUE POINT OF BEGINNING;
Thence North 56 °06'29" West along the southwesterly right of way line of Siskiyou Boulevard for a
distance of 46.565 feet to a point of curvature;
Thence leaving said Boulevard right of way line along a curve to the right having a central angle of
57°21 '38", a radius of 20.00 feet and an arc length of 20.02 feet, being subtended by a chord of South
27°25'40" East for a distance of 19.195 feet to a point of tangency;
Thence South 01 °15'09" West for a distance of 34.465 feet to a point of curvature;
Thence along a curve to the left having a central angle of 56o20'32'', a radius of 130.00 feet and an arc
length of 127.835 feet, being subtended by a chord of South 26o55'07'' East for a distance of 122.75 feet
to a point of tangency;
Thence South 55o05'23'' East for a distance of 29.47 feet to a point of curvature;
Thence along a curve to the right having a central angle of 55°24'52", a radius of 70.00 feet and an arc

to a point of tangency being in the existing westerly right of way line, as retraced, of Indiana Street;
Thence leaving said westerly right of way line, South 89 °40'31" East for a distance of 30.00 feet to a set
30 inch long by 1 inch diameter iron pipe with a 3 inch diameter bronze disk situated in the centerline of
Indiana Street at a point that is common to the new relocated and the retraced centerline of said street;
Thence continuing South 89 °40'31" East for a distance of 30.00 feet to a point in the easterly right of way
line of Indiana Street;
Thence along the new easterly relocated right of way line of Indiana Street along a curve to the left
having a central angle of 55°24'52'', a radius of 130.00 feet and an arc length of 125.73 feet, being
subtended by a chord of North 27°22'57', West for a distance of 120.69 feet to a point of tangency;
Thence North 55o05'23'' West for a distance of 29.47 feet to a point of curvature;
Thence along a curve to the right having a central angle of 44 °43'02", a radius of 70.00 feet and an arc
length of 54.63 feet, being subtended by a chord of North 32043'52'' West for a distance of 53.255 feet
to a point of compound curvature;
Thence along a curve to the right having a central angle of 134° 15'52", a radius of 10.00 feet and an arc
length of 23.435 feet, being subtended by a chord of North 56045'35" East for a distance of 18.43 feet
to a point of tangency being in the southwesterly right of way line of Siskiyou Boulevard;
