Main Street, Ashland, OR 97520 $0 Not Applicable QUITCLAIM DEED City of Ashland, Oregon, Grantor, releases and quitclaims to Casey Bright and Jennifer Bright, all right, title and interest in and to the following described real property: A portion of that public utility easement granted to the City of Ashland and recorded as instrument no. 92-33388 of the Records of Jackson County, Oregon and being more particularly described as follows: Beginning at the northeast corner of Parcel 3 of Partition Plat No. P-102-1990 as filed for record October 2, 1990 in Volume I Page 102 of the records of Partition Plats of Jackson County, Oregon; thence South 0° 26' 58" East, 10.00 feet to a point lying on the west right-of-way of Scenic Drive and on the southerly boundary of that aforementioned public utility easement; thence leaving said right of way North 89° 48' 56" West, 40.00 feet to the True Point of Beginning; thence continue North 89° 48' 56" West, 10.00 feet; thence North 00° 26' 58" West; 3.00 feet; thence South 89° 48' 56" East, 10.00 feet; thence South 00° 26' 58" East, 3.00 feet to the point of beginning. THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH THE APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST FARMING OR FOREST PRACTICES AS DEFINED IN ORS 30.930.
