BARGAIN AND SALE DEED
THE CITY OF ASHLAND, a municipal corporation, Grantor,
conveys to BETTED. HAMPTON, of 217 South Modoc Avenue, Medford,
Oregon, 97504, the real property described on the attached
Exhibit A.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY
DESCRIBED IN THIS INSTRUMENT IN VIOLATION OF APPLICABLE
LAND USE LAWS AND REGULATIONS. BEFORE SIGNING OR
ACCEPTING THIS INSTRUMENT THE PERSON ACQUIRING FEE
TITLE TO THE PROPERTY SHOULD CHECK WITH THE APPROPRIATE
CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY !TS USES.
The true and actual consideration for this conveyance is
$10,000.00.
Until a change is requested, all tax statements are to be
sent to Bette D. Hampton, 217 South Modoc Avenue, Medford, Oregon
97504.

A 100 foot wide strip of land lying northeasterly of and contiguous to the northerly
right-of-way of Southern Pacific Railroad, located in Section 11, Township 39 South, Range
1 East of the Willamette Meridian, Jackson County, Oregon and more particularly described
as follows:
Beginning at the section corner common to Sections 10, 11, 14, and 15 in the above
said Township and Range; Thence South 89° 53' East along the section line common to
Sections 11 and 14 to an intersection with the centerline of Southern Pacific Railroad; Thence
North 55° 15' West along said railroad centerline 30.00 feet; Thence, leaving said railroad
centerline on a line normal thereto, North 34° 45' East to the northerly railroad fight-of-way
for the True Point of Beginning; Thence, North 55° 15' West along the northerly right-of-
way of said Southern Pacific Railroad to its intersection with the west line of that tract of
land described in instrument number 67-12069 of the Official Records of Jackson County,
Oregon; Thence, leaving said railroad right-of-way, North, along the west line of said tract,
121.71 feet to a point which is 100.00 feet normal to said railroad right-of-way; Thence,
South 55° 15' East, parallel to said right-of-way, to a point which is normal to the True
Point of Beginning; Thence, South 34° 45' West 100.00 feet to the True Point of Beginning.
