Peabody, being the owners of the herein described property, do hereby dedicate to the public an easement for public utilities over, under and across a portion of Lot Twenty (20) in CLEAR CREEK SUBDIVISION, a Planned Community to the city of Ashland, Jackson County, Oregon; said portion being more fully described as follows: Commencing at the southeast corner of Lot 20 in CLEAR CREEK SUBDIVISION, according to the official plat thereof, now of record in Jackson County, Oregon; thence North 15~ 40'00" West 5.00 feet to the POINT OF BEGINNING: thence continue North 15° 40'00" West 3.00 feet; thence South 74 20'00" West 73.08 feet; thence, along the arc of a 66.00 foot radius curve to the right (the long chord to which bears South 31° 52'55" East 3.12 feet) a distance of 3.13 feet; thence North 74° 20'00" East 72.21 feet to the point of beginning.
