BARGAIN AND SALE DEED
KNOW ALL MEN BY THESE PRESENTS, that FIRST INTERSTATE BANK OF OREGON Trustee for Stanley W,
Wilt fbo Virginia Wilt Trust and George A. Harshman , hereinafter calledthe
Grantor, for the consideration hereinafter stated, does hereby grant, bargain, sell and convey unto CITY OF ASHI,AND
a municipal corporation in the State of Ore,on hereinafter called the Grantee,
a.d unto Grantee's heirs, successors and assigns all of that certain real property, with the tenements, hereditaments and appurtenances
thereunto bel0ngmg or m anywise appertaining, situated in the County of Jackson
State of Oregon, described as follows, to-wit:
A tract or parcel of land situated in the Southeast Quarter of
Section 8, Township 39 South, Range 1 East of the Willamette
Meridian, Jackson County, Oregon, and being more fully described
as follows:
Beginning at 2 inch iron pipe with 3 inch brass cap situated at
the Northwest corner of the Southeast Quarter of Section 8,
Township 39 South, Range 1 East of the Willamette Meridian,
Jackson County, Oregon; said pipe also monumenting the Northwest
corner of Parcel No. 1 of that Major Land Partition recorded in
Volume 2, Page 87 of "Major Land Partitions" in Jackson County,
Oregon; thence North 89o52'42'' East, along the North boundary of
the Southeast Quarter of said Section 8, a distance of 658.95 feet
to a 5/8 inch iron rod situated on the westerly right of way of
Hitt Road; thence leaving said North boundary, along the Westerly
and Northerly right of way of Hitt Road, the following courses:
along the arc of a 255.00 foot radius curve to the right, the
radial bearings "in and out" are South 57020'08'' West and North 82°
25'00" East, 111.625 feet to a 5/8 inch iron rod; thence South 07°
35'00" East, 177.45 feet to a 5/8 inch iron rod; thence along the
arc of a 410.00 foot radius curve to the right, the radial
bearings "in and out" are South 82025'00'' West and South 86042'43'`
East, 77.79 feet to a 5/8 inch iron rod; thence South 79032'07''
West, 58.68 feet to a 5/8 inch iron rod; thence North 22°34'11''
West, 85.575 feet to a 5/8 inch iron rod; thence along the arc of
a 140.00 foot radius curve to the left, the radial bearings "in
and out" are South 67025'49'' West and North 25052'30'' East, 101.54
feet to a 5/8 inch iron rod; thence North 64o07'30" West, 14.305
feet to a 5/8 inch iron rod; thence along the arc of a 70.00 foot
radius curve to the left, the radial bearings "in and out" are
South 25052'30" West and South 87°06'41'' West, 145.095 feet to a
5/8 inch iron rod; thence South 02°53'19'' East, 1.93 feet to a 5/8
inch iron rod; thence along the arc of a 395.00 foot radius curve
to the left, the radial bearings "in and out" are North 87°06'41''
East and South 79o46'27" West, 50.58 feet to a 5/8 inch iron rod
situated on the Southerly boundary of the North half of the
Northwest Quarter of the Northwest Quarter of the Southeast
Quarter of said Section 8; thence leaving the right of way of Hitt
Road, along said Southerly boundary, South 89053'33'' West, 483.78
feet to a 1 inch by 30 inch iron pipe with brass cap situated on
Westerly boundary of the Northwest Quarter of the Southeast
Quarter of said Secnion 8; thence along said Westerly boundary,
North 04037'23'' West, 329.89 feet to the point of beginning,
containing 5.02 acres more or tess.
