OF ASHLAND, Grantee, the following real property described on the attached Exhibit A
free of encumbrances except as specifically set forth herein.
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN
THIS INSTRUMENT iN VIOLATION OF APPLICABLE LAND USE LAWS AND
REGULATIONS. BEFORE SIGNING OR ACCEPTING THIS INSTRUMENT, THE
PERSON ACQUIRING FEE TITLE TO THE PROPERTY SHOULD CHECK WITH THE
APPROPRIATE CITY OR COUNTY PLANNING DEPARTMENT TO VERIFY
APPROVED USES AND TO DETERMINE ANY LIMITS ON LAWSUITS AGAINST
FARMING OR FOREST PRACTICES AS DEFINED IN ORS 30.930.

A tract of land located in Jackson County, Oregon described as follows:
Commencing at the Northwest corner of Donation Land Claim No. 53 in Township 38
South, Range I East of the Willamette Meridian, said County and State;
Thence South 00° 19' 02" West, 362.97 feet; thence North 890 26' 55" West, 45.00 feet
to the Westerly boundary of Oak Street also being the Northeast corner of that parcel
described in Document No. 90-13706 of the Records of Jackson County, Oregon;
thence leaving the Westerly line of Oak Street, along the Northerly boundary of said
parcel, North 79° 21' 03" West (deed record North 79° 41' West) 316.53 feet to the
Northwesterly corner thereof; thence South 00° 19' 02" West, along the Westerly
boundary thereof, 281.79 feet to the Southwest corner; thence along, the Southerly
boundary the following two courses, South 67° 43' 33" East 1.77 feet; thence South 73°
23' 33" East, 332.73 feet to the Westerly line of Oak Street for the True Point of
Beginning; thence along said Westerly line and along the arc of a 316.479 foot radius
curve to the right, the long chord of which bears North 06° 46' 45" West, 27.59 feet,
27.60 feet thence leaving the Westerly right of way of said Oak Street along the arc of
an 18.13 foot radius curve to the right, the long chord of which bears South 49° 54' 51"
West 30.30 feet, 35.87 feet to the Southerly boundary of said parcel; thence along said
Southerly boundary South 73° 23' 33" East, 27.59 feet to the Point of Beginning,
containing 169.45 square feet.
