Grant of easement. In consideration of the sum of $ 1.00 paid by the above-named Grantee, the above-named Grantors grant to Grantee a perpetual non- exclusive easement in gross to park up to 1 vehicles for patrons, customers, staff and invitees of Grantee on property described below and further referred to in this easement agreement as the "vehicle parking area." The vehicle parking area is located in Jackson County, Oregon and is described on the attached Exhibit A. The purpose of this easement is intended to fulfill the requirements of the City of Ashland Municipal Code pertaining to parking requirements for a business operated by Grantee on a parcel within the vicinity of the vehicle parking area. 2. Term and Termination of Easement. This easement shall be perpetual but may be terminated under the following circumstances: A. By mutual agreement of the parties if such agreement is consented to by the City of Ashland. B. Upon termination of the business of Grantee for which such parking is required. 2. Access to Vehicle Park n,q Area. Grantee, its customers, patrons and invitees shall have the right of ingress and egress to the vehicle parking area for the purposes connected with this easement. 3. Prior Encumbrances. This easement is granted subject to all prior easements or encumbrances of record. 4. Amendments.
