Ma~n Ashland, OB 97520 The CITY OF ASHLAND, a Municipal Corporation of the State of Oregon, grantor, conveys and warrants to B & G PROPERTIES, INC., an Oregon Corporation, grantee, the real property described in Exhibit "A" attached hereto and made a part hereof, subject to the following exceptions: 1. A right of way for irrigation ditches, including the terms and provisions thereof, reserved in instrument recorded in Volume 165, Page 57, Jackson County, Oregon, Deed Records. 2. Easement for transmission and distribution of electricity, granted the California Oregon Power Company, as set forth in Volume 217, Page 617, Jackson County, Oregon, Deed Records. The true consideration for this conveyance is the exchange of properties between grantor and grantee, which properties are of equal value. This instrument does not guarantee that any particular use may be made of the property described in this instrument.
