Ashland, Jackson County, Oregon, described as follows,
~mmen(:ing at a found concrete post with 3 inch diameter bronze disk situated
at the Initial Point of Ashland Creek Subdivision, as now recorded, in the
N~rthwest quarter of Section 4, Township 39 South, Range 1 East of the Willamette
Base and Meridian, Jackson County, Ore, n; thence South 8g°49'10' East along
the Northerly boundary line of said subdivision, 175.50 feet t~ a point in the
average centerltne of Ashland Creek per that Bounda~ Line by Agreement recJ)r~ed
as D~cument No. 72-10402 of the Official Records Of Jackson County, Oregon an~
betn~ the True Point of Beginning; thence leaving the average centerltne of
said creek~r~°~'lO" West along the Northerly boundary line of said
subdivision, 47.50 feet; thence leaving said subdivision boundary line,
North 46°17'52'' East, 46.85 feet; thence North 50°2g'~.B" East, gl.~)3 feet;
thence North 34°57'37" East, 55.95 feet; thence North 1g°39'¢3" East, 37.93
feet; thence North 17°47'20" East, 47.87 feet; thence North 25°53'25- West,
46.16 feet to a 5/8 inch iron pin situated in the Southerly right of way of
Nevada Street; thence South 8g°4g'lO" East along said right of way, 16.54 feet
to a point in the average centerline of Ashland Creek, as said creek was
surveyed and located in June and July of 1973 to comply with that Bo~dary
Line by Agreement recorded as Document No. 72-10402 of the Official ~ecor~s
of Jackson County, Oregon; thence leaving said right of way, South lg°26'lg"
East along the average centerline of said creek, 80.82 feet; thence
South 22°27'58" West, 65.96 feet; thence South 43°09'17" West, 167.875 feet
to the point of beginning.
Subject to any and/or easements and/or rights of way of record and those apparent
on the land.
EXCEPTING THEREFROM, that portion of the above described Drainage Way Easement
situated in Parcel No. 2 of that Minor Land Partition filed for record the 13th
day of July, 1978 at 12:41 o'clock p.m. and recorded in Volume 2 at page 31 of
"Minor Land Partitions"in Jackson County, Oregon.
That the Grantee shall have the r)ght to go on the a~o'~'~ descri~e~
premises for the purpose o( maintaining a natural wafer course fc, r
drainage purpose; and no person shall remove, modify or improve ~uc::
natural water course, vegetation or topography, without lhe written
consent of the Staff Advisor to the Planning Commission.
