required by the City of Ashland, and agree to bear the proportionate payment of associated costs. This Agreement is to
be binding upon myself/ourselves, my/our heir(s), executors, and assigns, and it is my/our express intention that this
Agreement shall run with the land, so that fulfillment of the items listed below shall be binding upon future owners of the
property.
Action: The owner shall not install kitchen facilities into the garage/shop/guesthouse located in the southwest corner

C.A. Cochrane Construction, LLC, an Oregon LimiY9.Liability Company, hereinafter
referred to as "Grantor", conveys and warrants unto Dennis Francois and Teresa Francois,
husband and wife, all that real property situated in Jackson County, State of Oregon and
described as:
PARCEL NO. L of Land Partition Survey recorded q / ~ , 2005, as Partition Plat
No. P-0-2OO5 of "Record of Partition Plats" and filed~ No./88 8 " in the
Office oCthe Jackson County Surveyor.
Grantor covenants that it is the owner of the above- described property free of all
encumbrances except:
1. The effect of said property, or any part thereof, lying within the Talent Irrigation
District, and subject to all water and irrigation rights, easements for ditches and canals, and all
regulations of said District, including any and all assessments, liens and charges assessed, and to
be assessed.
2. Rights of way for the transmission and distribution of electricity, and for other
purposes, granted to The California Oregon Power Company, a California corporation, by
instruments recorded in Volume 244 page 51 and Volume 502 page 445 of the Deed Records of
Jackson County, Oregon.
3. Right of way as may be reasonably necessary for the transmission of irrigation water
(no specified location) reserved in deed recorded April 7,1986 as No. 86-05921 ofthe Official
Records of Jackson County, Oregon.
4. Agreement with the City of Ashland to participate in the local improvement district as
set forth in instrument recorded August 23, 1995 as No. 95-23606 of the Official Records of
Jackson County, Oregon and as instrument recorded December 24,1996 as No. 96-42705 said
official records.
The true and actual consideration for this transfer is $424,000.00.
