As owner of the property listed above, I hereby consent to the following improvements, dedication, or other actions as
required by the City of Ashland, and agree to bear the proportionate payment of associated costs. This Agreement is
to be binding upon myself/ourselves, my/our heir(s), executors, and assigns, and it is my/our express intention that
this Agreement shall run with the land, so that fulfillment of the items listed below shall be binding upon future owners
of the property.
Action: The owner shall not install kitchen facilities into the converted basement space. The existing property
contains only one single family residence and the new concerted basement space will not be utilized as a
separate residential unit. A separate, second residential unit is not permitted without obtaining a
conditional use permit approval, and therefore use of the space as a separate dwelling would be a
violation of shland Munic' al Code and subject to all penalties thereof.

EXHIBIT A
Lot Twenty-seven (27) of OAK KNOLL MEADOWS, PHASE 3, a Planned Unit Development to the
City of Ashland, Jackson County, Oregon, according to the official plat thereof, now of
record.
(Code 5-01, Account #1-079160-2, Map #391E13CB, Tax Lot #2400)
(Code 5-15, Account #1-079115-7, Map #391E13CB, Tax Lot #2400)
Subject To:
1. The effect of said property, or any part thereof, lying within the Talent Irrigation
District, and subject to all water and irrigation rights, easements for ditches and
canals, and all regulations of said District, including any and all assessment~, liens and
charges assessed, and to be assessed.
NOTE: "Subject to the condition that Talent Irrigation District has no obligation
to deliver water, although this land is subject to the statutory powers, rules and
regulations of Talent Irrigation District", as set out on the Plat and Dedication of Oak
Knoll Meadows, Phase 3, a Planned Unit Development.
2. Agreement, (re: annexation and sewer, water services, and development of property),
subject to the terms and provisions thereof, dated July 22, 1975 and recorded August 4,
1975 as No. 75-09838 of the Official Records of Jackson County, Oregon, by and between B &
G Properties, Inc., an Oregon~orporation, and City of Ashland, an Oregon municipal
corporation.
3. Reservations as set out in deed recorded in Volume 553 page 87 of the Deed Records
of Jackson County, Oregon.
4. Covenants, conditions, restrictions, easements, and/or setbacks imposed by
instrument, subject to the terms and provisions thereof, recorded February 22, 1984 as No.
84-02751 of the Official Records of Jackson County, Oregon. Amended by instrument recorded
April 19, 1984, as No. 84-06137, said Official Records. Supplementary Declaration
recorded July 29, 1987 as No. 87-15602, and recorded August 16, 1990 as No. 90-20651, said
Official Records.
NOTE: This exception omits any covenant, condition or restriction based on race,
color, religion, sex, handicap, familial status or national origin as provided in 42
U.S.C. Sec.3604, unless and only to the extent that the covenant (a) is not in violation
of state or federal law, (b) is exempt under 42 U.S.C. Sec.3607, or (c) relates to a
handicap, but does not discriminate against handicapped people.
