The existing property contains only one single family residence and the new concerted basement space will not be utilized as a separate residential unit. The effect of said property, or any part thereof, lying within the Talent Irrigation District, and subject to all water and irrigation rights, easements for ditches and canals, and all regulations of said District, including any and all assessment~, liens and charges assessed, and to be assessed.
