PERMANENT PEDESTRIAN EASEMENT FOR CITY OF ASHLAND
1. Grant of easement. The above named Grantor grants to the City of Ashland, Oregon, "Grantee," a
perpetual non-exclusive easement in gross to construct, reconstruct, install, use, operate, inspect, repair,
maintain and remove and replace a public pedestrian easement and sidewalk across, along and upon the
real property described below and further referred to in this easement agreement as the "easement area."
The easement area is located in Jackson County, Oregon and is described on the attached
Exhibits A and B.
2. Use of surface. Grantor shall have the right to use the easement area for all purposes not inconsistent
with the uses and purposes of the property, provided that Grantor shall not build or erect any structure
upon the easement area without the prior written consent of Grantee.
3. Prior Encumbrances. This easement is granted subject to all prior easements or encumbrances of
record.

PUBLIC PEDESTRIAN ACCESS EASEMENT
ASSESSORS MAP NO. 391E09BA, Tax Lot 11000
A variable width Public Pedestrian Access Easement to the City of Ashland, over and
across the northerly portion of Parcel 2, Partition Plat No. P-50-2OO6, recorded in
Volume 17, Page 50 of the Partition Plat Records of Jackson County, Oregon, lying
situate within the Northwest Quarter of Section 9, Township 39 South, Range 1 East of
the Willamette Meridian, City of Ashland, Jackson County, Oregon, more particularly
described and bounded as follows, to wit;
BEGINNING at an aluminum capped iron pin at the northeasterly comer of Parcel 2,
Partition Plat No. P-50-2OO6, recorded in Volume 17, Page 50 of the Partition Plat
Records of Jackson County, Oregon; thence South 34010'13" West, along the easterly
line of said described Parcel 2, a distance of5.21 feet; thence North 55049'4T' West,
leaving said easterly line, a distance of 40.16 feet to the westerly line of said Parcel 2;
thence North 34~4'52" East, along said westerly line, a distance of 0.50 feet to a 5/8
inch iron pin at the northwesterly comer of said Parcel 2, common with the southeasterly
line ofLithia Way; thence following said southeasterly line ofLithia Way, 40.43 feet
along the arc ofa 1462.40 foot radius curve to the left, having a delta angle of 01035'02"
(Chord bearing South 62030'52" East, 40.43 feet) to the POINT OF BEGINNING.
