RE: Preventive Maintenance Proposal on HV AC System-Controls and complete unit
checkout.
RLSM service proposal covers a pre-cooling and a pre-heating maintenance, twice a year.
If any repairs are required after the warranty period, RLSM will point this out before ever
proceeding on the repairs. Please reference all the services that are included in this
maintenance proposal below.

The following systems will be serviced Once during Heating Season, Once During
Cooling Season:
AC-l through AC- 7
Exhaust Fans 1 through 6
Electrical Heaters 1 through 6
Radiant Heater Units 1 through 3
Scope of services to be provided;
Pre-Cooling Maintenance (April):
Maintenance work that will be performed under this visit:
grease bearings
clean indoor evaporator coil
evaporator coil draw through
clean outdoor condensing coil
condenser coil draw through
amp draw on fan motors
amp draw on condenser fan motors
condenser fan motors draw through
operation of compressor
amp draw on compressor
electric components in outdoor units, visual inspection and cycle test
freon operating pressures
freon levels
visual inspection of units
replacement of belts, filters as needed.
Pre-Winter Maintenance (October):
Maintenance work that will be performed under this visit:
visual inspection of units
heat exchanger analysis
gas pressure check
combustion analysis
staging of heating
replacement of belts, filters as needed
grease bearings
RLSM will forward copies of our service logs with the billings.

For all items listed above, 1 time a year cooling checkout and 1 time a year heating
checkout =$850/year
You will be billed after each semi-annually service of the amount $.
Please Note:
RLSM proposal does not cover repair or replacement of parts and or systems.
Repair and replacement will be done on a time and material cost basis. RLSM
current rates as of 7-31-2007 as follows:
Standard rate of $85/hr-normal business hours
Overtime rate of $127.50/hr-weekends and holidays
Our prices will stay fixed for a year and we always will notify you before a labor
rate or maintenance increase.
